Non Domestic Building Energy Ratings (BER CERTS)

What are BER Cert’s?

Non-Domestic BER’s Certs are carried out to the Energy Performance of Buildings Directive (EPBD) Recast 2010 & SI-243 2012. A BER certificate is required when non-domestic buildings are constructed, sold or rented.

The validity of the cert is for a maximum of 10 years. The BER cert will provide an energy rating of the building and will be accompanied by a CO2 emissions indicator and an Advisory Report setting out recommendations for cost-effective improvements to the energy performance of the building.

The following buildings are exempt from the BER requirements:

  • Protected Structures.
  • National Monuments.
  • Buildings used as a place of worship.
  • Temporary buildings.
  • Non-residential agricultural buildings with an installed heat capacity that does not exceed 10W/m2.
  • Industrial buildings with an installed heat capacity that does not exceed 10W/m2.
  • Stand-alone buildings with a total floor area of less than 50m2.

How Do You Get a Non-Domestic BER Cert?

The Non Domestic Energy Assessment Procedure (NEAP) is the methodology used to generate the Building Energy Rating (BER) and advisory report for new and existing non- domestic buildings. NEAP calculates the energy consumption and CO2 emissions associated with a standardised use of a building. 

The assessment takes into account the following;

  • The geometry and age of the building
  • The building fabric and insulation
  • The HVAC systems in place
  • The  type of lighting
  • Any renewable technologies in use
